Demand for land around Ahmedabad has spread well beyond the city's old TP-scheme boundaries. These five corridors saw the most listing activity on Acrez in early 2026.
1. Sanand — the industrial anchor
Once just a farmland belt, Sanand now hosts Tata Nano's original facility, Ford India's plant, and an MG Motor cluster. Industrial demand has lifted land prices on the GIDC-side roads to ₹50–₹75 lakh per acre. Pure-agriculture plots a few kilometres inside still trade closer to ₹30–₹40 lakh.
2. Bavla — value for road frontage
Bavla sits on the Ahmedabad–Rajkot highway. It's the most quoted area for buyers who want highway access but cannot stretch to Sanand prices. Expect ₹25–₹45 lakh per acre, with steep premiums on highway-touching parcels.
3. Dholera SIR fringe
The Dholera Special Investment Region is still in long-cycle development. Prices in 2026 sit at ₹18–₹40 lakh per acre depending on proximity to the announced expressway interchange. This is speculative territory — only buy what you can hold for 5+ years.
4. Mehmedabad and the Kheda border
Less talked about, but increasingly active for buyers priced out of the Sanand–Bavla axis. Agricultural plots are available at ₹20–₹35 lakh per acre and the area is well-connected via NH-48. Soil quality is good for cash crops.
5. The Nadiad belt
An hour's drive from Ahmedabad. Land here is genuinely productive farmland with mature borewell infrastructure. ₹15–₹30 lakh per acre. Best suited to buyers planning to actually farm, not flip.
